These Terms of Service ("Terms") govern your access to and use of RealEstate Edge and related services (the "Service"), provided by T M STAFFORD LLC, trading as RU Institute ("we", "us", or "our"). You are contracting with T M STAFFORD LLC. By creating an account or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
You must be at least 18 years old (or the age of majority in your jurisdiction) to use the Service. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
You retain ownership of the prompts, scripts, and other content you submit or generate through the Service ("Your Content"). You grant T M STAFFORD LLC a limited, non-exclusive license to host, store, process, and display Your Content solely as necessary to operate and provide the Service to you.
RealEstate Edge is an informational and communication-assistance tool that uses AI-assisted research together with independent source-verification safeguards. It helps you find timely real-estate information and turn it into draft communications. It does not make decisions for you and does not certify the accuracy of any third-party source.
Despite our verification safeguards, output may contain errors, omissions, outdated figures, or interpretations that do not reflect current conditions. Market conditions, rates, and source information can change rapidly, and a figure that was accurate when retrieved may no longer be accurate when you use it.
You are solely responsible for reviewing generated content and the accompanying source evidence (shown in the "Today's Evidence" panel) before publishing, sending, relying on, or using it with clients. The Service is a drafting aid and does not replace your professional judgment.
Generated content does not constitute legal, tax, financial, investment, appraisal, lending, brokerage, or other regulated professional advice, and no professional relationship is created by your use of the Service. T M STAFFORD LLC is not acting as your broker, lender, appraiser, adviser, or fiduciary.
The Service does not replace your professional judgment, fiduciary duties, brokerage policies, MLS or association rules, fair-housing obligations, advertising rules, licensing requirements, or applicable laws and regulations.
You are responsible for ensuring that any communication you send, post, or publish using output from the Service complies with your brokerage's policies, your local and state licensing rules, fair-housing law, advertising and disclosure rules, MLS and association requirements, and any other applicable requirements — including required license identification and disclaimers.
The Service, including its software, design, and trademarks, is owned by T M STAFFORD LLC and its licensors and is protected by intellectual property laws. Except for the rights expressly granted in these Terms, no rights are granted to you.
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns.
Paid plans are sold as subscriptions. The applicable fees and billing cycle are shown on our pricing page and at checkout, and the price shown at checkout governs. Promotional or founding-member pricing, where offered, applies only to the introductory period stated on the pricing page; the subscription then renews at the regular price for that billing cycle. Subscriptions renew automatically at the end of each billing period until canceled, and the payment method you provide to Paddle will be charged for each renewal. Applicable sales tax or VAT is calculated and collected by Paddle. You can cancel at any time from Settings in the app or through the Paddle billing portal; access continues until the end of the period you have already paid for.
Payment, billing, tax, and cancellation mechanics are also governed by Paddle's Buyer Terms.
We offer a 30-day money-back guarantee. If you are not satisfied, you may request a full refund within 30 days of your order date. Refunds are processed by Paddle — request one at paddle.net or by emailing support@ruinstitute.org. Full details are in our Refund Policy, which forms part of these Terms.
You may stop using the Service at any time. We may suspend or terminate your access to the Service at any time, with or without notice, if you violate these Terms or if we discontinue the Service. Sections of these Terms that by their nature should survive termination will continue to apply.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. T M STAFFORD LLC DOES NOT PROVIDE LEGAL, FINANCIAL, OR REAL ESTATE ADVICE.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, T M STAFFORD LLC WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE.
You agree to indemnify and hold T M STAFFORD LLC harmless from any claims, damages, or expenses arising out of your use of the Service, Your Content, or your violation of these Terms.
We may modify the Service or these Terms at any time. Material changes will be reflected by updating the "Last updated" date above. Your continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
These Terms are governed by the laws of the State of New York, United States, where T M STAFFORD LLC is established, without regard to its conflict-of-laws principles.
