Introduction

RealEstate Edge is operated by T M STAFFORD LLC, trading as RU Institute ("we", "us", or "our"). We are the data controller for the personal information described in this Privacy Policy. It explains what information we collect when you use our application and services (the "Service"), how we use that information, who we share it with, and the choices you have. By using the Service you agree to the practices described here.

Information We Collect

  • Account information: name, email address, brokerage, market preferences, and authentication identifiers used to create and secure your account.
  • Content you create: scripts, prompts, edits, saved variables, and other inputs you generate or store inside the Service.
  • Subscription and billing records: your plan, subscription status, billing period, and the identifiers our payment provider assigns to your customer and subscription records. We do not collect or store your card number — payment details are collected and processed directly by Paddle.
  • Usage data: log data such as IP address, browser type, pages viewed, and timestamps used to operate and improve the Service.
  • Cookies and similar technologies: essential cookies keep you signed in and remember preferences. We do not use advertising cookies. You can clear or block cookies in your browser, though the Service will not stay signed in without them.

How We Use Information

  • To provide, maintain, and improve the Service.
  • To generate, store, and retrieve content you create.
  • To process your subscription, manage renewals, and handle refunds or cancellations.
  • To secure accounts, prevent abuse, and comply with legal obligations.
  • To communicate with you about updates, security notices, and support.

Legal Basis for Processing

Where data protection law (such as the UK/EU GDPR) applies, we rely on the following legal bases:

  • Performance of a contract: to create and operate your account, deliver generated scripts, and fulfil your subscription.
  • Legitimate interests: to secure the Service, prevent fraud and abuse, and improve our product — balanced against your rights and expectations.
  • Legal obligation: to keep tax, accounting, and transaction records, and to respond to lawful requests.
  • Consent: where we send optional marketing messages or use any non-essential cookies. You may withdraw consent at any time.

AI Processing and Source Retrieval

The Service uses third-party AI providers to research and generate content from your prompts. Inputs you submit — such as your market, audience, brand voice, agent name, and brokerage — may be transmitted to those providers solely to fulfill your request. We do not sell your content or use it to train third-party models.

To verify the facts used in your scripts, our servers also retrieve and read publicly available web pages from the sources cited in your results. These requests are made by our servers, not from your browser, and they do not carry your personal information to the publishers of those pages. We store the resulting evidence, source titles, and links with your generated scripts so that you can review them.

Affiliate and Referral Data

If you join our affiliate program, we store your affiliate application details, referral code, payout email (for example, your PayPal address), approval status, and a record of commissions earned. If you arrive at the Service through an affiliate link, we store the referral code in your browser and, if you create an account, associate your account with the referring affiliate so commissions can be attributed. Affiliates see aggregate referral and commission data — not the personal details of the people they referred, beyond what is needed to confirm a qualifying transaction.

Abuse Prevention and Security Events

To protect the free trial and keep the Service available, we apply basic automated abuse protection. When you create an account or request a generation, we record a minimal security event containing the event type (for example, a rate limit being reached or an account created with a known temporary-mailbox domain), a timestamp, and a one-way keyed hash of your network address. We do not store your raw IP address with these events, and we do not use device fingerprinting, advertising identifiers, or behavioral tracking for this purpose. These security events are retained for up to 30 days and are then deleted. We check the domain of the email address used at signup against a list of known disposable-mailbox providers; ordinary personal, brokerage, and company email addresses — including addresses using plus-addressing — are unaffected.

Sharing of Information

We do not sell your personal information. We share it only with the following categories of recipients:

  • Paddle.com Market Limited ("Paddle") — our Merchant of Record. Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders and is an independent data controller for the payment data it collects. We share your email address and account identifier with Paddle, and Paddle shares subscription status and billing period data with us, so that purchases, subscription management, renewals, invoicing, sales-tax compliance, refunds, and payment-related support can be handled.   • Service providers and sub-processors that help us operate the Service, including cloud hosting, database and authentication providers, email delivery, and AI inference providers.
  • Professional advisers such as our accountants and legal counsel, where needed.
  • Authorities or other parties where required by law, or to protect the rights, safety, and property of T M STAFFORD LLC and its users.

International Transfers

We and our providers, including Paddle, may process your information in countries other than your own, including the United States. Where required, such transfers are protected by appropriate safeguards such as Standard Contractual Clauses or an applicable adequacy decision.

Data Retention

We retain your account information and content for as long as your account is active or as needed to provide the Service. When you delete your account, your profile, scripts, and revision history are erased from our systems. Transaction and tax records held for the sale are retained by us and by Paddle for as long as applicable tax and accounting law requires (typically up to seven years). Data no longer needed is deleted or anonymised.

Security

We use industry-standard technical and organizational measures to protect your information, including encryption in transit, access controls, and row-level database permissions. No method of transmission or storage is fully secure, and we cannot guarantee absolute security.

Your Rights

Depending on your jurisdiction, you may have rights to access, correct, export, or delete your personal information, to restrict or object to certain processing, to withdraw consent, and to lodge a complaint with your local supervisory authority. You can delete your account and data yourself at any time from Settings. To exercise any other right, contact us at the address below — we respond within one month.

Children's Privacy

The Service is not directed to children under 13, and we do not knowingly collect personal information from children under 13.

Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected by updating the "Last updated" date above and, where appropriate, by additional notice.
